Burlington House is a prestigious development of 91 luxury waterfront apartments in the heart of the Piccadilly Basin in Central Manchester.

A joint venture between Highgrove Group and Town Centre Securities PLC, it is the epitome of modern city centre living for young professionals.

The Brief.

The client wanted a high-end look and feel for Burlington House through tailor-made creative furniture solutions that would differentiate the apartments from other private residential schemes in the area. This would ensure its appeal to the target market of young professionals with high levels of disposable income and be able to command a premium rent in return.

The scheme incorporated the lobby entrance area – critical for that all-important first impression – together with the 91 one, two & three- bedroomed apartments throughout the building.

Previous experience with other suppliers had proved to be restrictive with limitations in range and colour choice. Critical to the success of this project was the integrity of the initial design, which required a flexible and bespoke furniture approach within an agreed budget.

The Solution.

With the utmost attention to detail, Southernsbroadstock interpreted the design vision from the original CGI to create a tailor-made yet budget-friendly scheme. Working closely with the client and inspired by high-end high street furniture that the client loved, Southernsbroadstock’s wide range of products and in-house UK-based manufacturing facilities meant that all furniture could be supplied or made to measure and in the exact colour the client specified. Southernsbroadstock was able to deliver precisely what the client wanted and still meet the budget and time frame requirements required.

The Result.

The result was an award-winning development where the attention to detail enabled the creation of something truly special. The furniture solutions pulled all of the internal finishes together to create the high-end look and feel that was required to optimise the quality of the original design and ensure the uniqueness of the project.

This included:

  • – Matching the furniture to the kitchen drawer fronts in the open plan kitchen/ living rooms.
  • – Coordinating all the furniture finishes to suit together, matching the fabric on all the furniture types and powder coating steel frames to a specified Ral colour.
  • – Creating an individual furniture piece and sofa to bridge the open fire in the lobby with the nearby drinks station, accommodating off-centre angles and structural features.
  • – Innovative wall art created from photography of iconic Manchester graffiti, printed and mounted to create a unique piece of wall art in each apartment that reflects the local culture and adds to the unique appeal of Burlington House.
